Kings Beach Residential Area Housing Rehabilitation Loan and Grant Program - PROJECT GO

The Placer County Redevelopment Agency is offering a new housing rehabilitation loan and grant program in the Kings Beach Residential Area (See intervention area outlined in blue on map below). Homeowners and property owners of smaller residential rental properties (less than 8 units per owner) can apply for low-interest loans and grants. In some cases this program can be coupled with a bank's equity loans. The program is intended to encourage property improvements , to benefit qualifying families or homeowners and the community.

Free Weatherization Program

Qualified renters and property owners can take advantage of this program sponsored by Sierra Pacific Power, WP Natural Gas, and Project Go, Inc. You can receive energy efficient home improvements at no cost to you. This can include: Attic Insulation, Energy Efficient Showerheads, Faucet Aerators, Water Heater Blankets, Pipe Wrap, Door Weather-stripping, Caulking, Reusable Furnace Filters, and Glass Storm Windows.

Loan Program Requirements

The applicant must be the homeowner or property owner. Homeowners must have an income level of 80% or less, of the median income, as adjusted for family size ( chart below ). The funds must be spent on property improvements and the plans and permits for those improvements. The Agency is generally seeking owners with project costs between $25,000 and $50,000, and that amount should be at least 25% of the property's value. Loan amounts are between $5,000 and $60,000.

Loan interest rates run from 3% to 5% APR. Loans may run to a maximum of 30 years. Closing costs can be borrowed from the Agency, and the County will waive building permits. Fee reductions for planning permits are also available. For more information please call 530-745-3150.
