American Vineyard Village
Project consists of a General Plan Amendment from Low Density Residential (one to two dwelling units/acre) to High Density Residential (4 to 10) dwelling units/acre), a Rezoning from Residential Single Family, combined agriculture, and a minimum lot size of 3,000 square feet and establish special setbacks for this site within the combing Building Site (RS-BX-3) and a Tentative Subdivision Map to create 150 lot single family homes plus three landscaped lots, a tot lot, and two detention ponds. The applicant is requesting a variance to increase the maximum building coverage from 40 percent to 60 percent. Parcels range in size from 3,000 to approximately 5,500 square feet. The project location is on the south side of Vineyard Road west of Foothills Boulevard.
Cabral Ranch
The applicant is requesting approval of a Tentative Subdivision Map to subdivide a 12.4 acre property into 12 Single Family Residential lots of 40,000 square feet or larger. The project would include construction of an on-site subdivision road and frontage improvements to Cook-Riolo Road, and would be connected to public sewer and surface treated water. The project site is zoned Residential Single Family combining minimum Building Site of 40,000 square feet. The project location is west of Cook-Riolo Road, south of Vineyard Road, North of Dry Creek.
Dry Creek CP Transportation Element
This project is an update to the Dry Creek/West Placer Community Plan, Transportation Element. The Department of Public Works is proposing to keep PFE Road open and to construct speed reduction treatments on PFE Road and Cook-Riolo Road to reduce transportation impacts associated with closing PFE Road as called for in the Community Plan, and to preserve the rural character of the Community Plan area.
Eggink MLD
This is a proposal to divide a 2.64 acre parcel into three parcels consisting of 0.84, 0.69 and 1.11 acres and is located at 9401 Rawhide Lane, Roseville.
Placer Vineyards
Addendum to Placer Vineyard Applicant is proposing to amend the land use designations in the Placer Vineyards Specific Plan Area (PVSPA) for parcel 3 023-200-037. of the 100.5 gross acres providing for a variety of uses including on-site mitigation for wetlands and protected species, for open space and/or parks, for a religious facility site as required by the PVSPA, for drainage and associated open space, and for roadway and setback dedications for rights-of-way. In the PVSPA the project site is surrounded by roads and lies between Baseline Road on the north, Dwyer Lane to be developed on the east, Town Center Drive to be developed on the south, and Watt Avenue on the west. All of these major roads form intersections on each corner of the property and will be signalized intersections. The Placer Vineyards SPA documents, adopted by the Placer County Board of Supervisors in November 2007, designate the developable acres of the subject property to be divided between 25 acres for commercial uses and a total of 33.5 acres of residential uses in medium density and high density residential land units. This application is to request a change in the land use designation within the Placer Vineyards SPA to allow all of the developable area of site, or 62.5 acres, to be designated for commercial purposes to provide for retail and power center uses. It is currently anticipated that this revision in the land use designation will allow for the development of approximately 600,000 square feet of retail buildings including restaurants with 3,000 parking spaces support these uses.
Riolo Vineyards
The applicant proposes development of a maximum of 932 residential units consisting of low, medium, and high density development, as well as rural and agricultural residences. The proposal includes over 28 percent of the site for open space, pedestrian corridors, trails, parks and recreation areas, plus an additional 20 percent of the site for agricultural use.
Roseville Storage Center
This project proposes a combination mini storage and outdoor storage yard. The mini storage will have a 2,074 square feet office, 22,282 square feet of retail, and 62,707 square feet storage for a total of 87,063 square feet. The storage yard is 187,000 square feet. Yard space will be rented to a variety of customers to store RVs, boats, semi trucks, trailers and other small equipment. Entitlement will be a Conditional Use Permit, type B. The project is located at 9815 Antelope Road, Roseville.
Sundance Self Storage & Retail
The applicant is requesting approval of a Parcel map to subdivide a 4.4 acre property into two parcels consisting of a 0.8 acre parcel and a 3.6 acre parcel. The applicant also requests approval of a Minor Use Permit and Design Review to develop an automobile service station with eight fuel pumps and 5,000 square feet of retail store space on the 0.8 acre parcel, and to develop an 81,000 square foot self storage facility with 1,200 square feet of office space and a 1,700 square foot caretaker residence on the 3.6 acre parcel. The project site is zoned C1-UP-Dc (Commercial combining Use Permit Required combining Design Scenic corridor), and is located at the southwest corner of the intersection of Baseline Road and Brady Lane, Roseville.
