About Sunset Area

Located at the gateway to and from California via Interstate 80, the Sunset Area encompasses approximately 8,500 acres as a regional center and hub for employment, education, and entertainment.  It is centrally located between the San Francisco Bay Area and Reno.  The Sunset Area has long been planned as a regional employment center. The 2019 updated Area Plan added further purpose including Education and Entertainment capacity. The maps section of this website details the thematic, land-use, and zoning maps of the area.

Sunset Area includes existing industrial sites with small, medium, and large sized lots and buildings already in use, hundreds of acres of potential new development sites, and two large scale projects currently in development – Placer One, and Placer Commerce Center.

Placer One

A partnership of Placer County, California State University, Sacramento, Sierra College and Taylor Builders, Placer One, previously known as Placer Ranch, is a distinctive master planned community located on approximately 2,200 acres in South Placer County’s Sunset Area. The community features a major employment center, town center, university, expansive parks, and natural open space that will be connected by an extensive bikeway network to new large-scale job-generating facilities, shopping and dining districts, and diverse residential neighborhoods. Placer One’s high-quality services and amenities are thoughtfully designed to support the future population that the new employment center and university will bring to South Placer.

Placer One’s balanced land use mix will be a catalyst for development of the entire Sunset Area. Its Campus Park Employment Center, which covers approximately 335 acres, will be home to a diverse mix of job uses. Placer One also includes a 300-acre site for development of the Sacramento State Placer Center and a Sierra College extension. Additionally, Placer One’s 200-acre Town Center will include retail establishments, office spaces, and apartment/loft-style homes in proximity to daytime workforce and the university’s students and faculty.

At buildout, Placer One is planned to accommodate about 5,600 residential units, including single-family detached and multifamily attached units, age-restricted neighborhoods, and mixed-use facilities within the Town Center.

Taylor Builders, with funding from JEN Partners, acquired Placer One in August 2021. The first phase of development is underway and consists of seven neighborhoods, with single-family detached lots ranging in size from 4,500 square feet to 9,500 square feet.

Placer Commerce Center

Placer Commerce Center is a major commercial-industrial business park of approximately 400 acres, targeting research and development firms, light industrial, manufacturing, warehousing, distribution, e-commerce fulfillment, and flex spaces.

The project developer, Buzz Oates Construction Inc., projects to invest $750 million to $1 billion on the project build-out in four or more phases over the next 20 years and anticipates attracting billions of dollars in private economic development investments for the county.

Plans include up to 6.4 million square-feet of flexible industrial space. Plans call for concrete tilt-up buildings ranging in size from 162,239 square-feet to 1,008,017 square-feet across multiple lots, and parking for 6,481 vehicles and 1,344 tractor trailers.

Upon completion, it is estimated that between 3,500 and 5,000 people will be employed on site depending on end users.
