About the Gateway Development

Haldeman Homes is a local developer that has built multifamily and single family homes throughout Placer County. Gateway Commons is a new home development consisting of 18 half-plex units for sale. Eight of these units have attached Accessory Dwelling Units (ADUs). Gateway Village is a planned residential development of 27 single family homes.

Up to four units will be deed restricted as affordable housing for households up to 150% AMI* (Gateway Commons) and up to 180% AMI* (Gateway Village).

The development will have a homeowners’ association responsible for street and common area maintenance.

Buyers must meet the following requirements:

  1. Household income cannot exceed 150% of AMI* (Gateway Commons) and cannot exceed 180% AMI (Gateway Village).
  2. One household member must work a minimum of 30 hours per week in Placer County.
  3. Buyers must be prequalified for a loan.

Deed Restricted Homes

The following requirements apply to the homes sold with deed restrictions:

  • 30-year deed restriction
  • Owner must occupy the home as their principal residence
  • Owner must sell home to an eligible household at a sales price affordable to a household at or below 150% AMI (Gateway Commons)

If you are interested in purchasing one of these homes in the Gateway Commons development, please fill out the application found here

Applicants will be considered on a first come first serve basis.

Here's what you will need to apply:

  • One month of most recent paystubs for each applicant in household
  • 2020 and 2021 tax return for each applicant in household
  • Prequalification letter and 1008 form from a lender (Ryan Rivera, 530.823.9100 | Email: [email protected] is the development's preferred lender.)
  • Proof of funds for down payment (e.g., banks statements, retirement funds statements, gift letter, etc.)


Homes will be available to qualified applicants who have completed the application on a first-come, first-serve basis. All units will begin construction in 2023.
