Homewood
The Homewood Mountain Resort Ski Area Project was approved by the Placer County Board of Supervisors in December 2011. The project includes a redevelopment of the existing Homewood Mountain resort, which sits on 1,200 acres on the edge of Lake Tahoe, five miles south of Tahoe City on the West Shore. The project aims to develop and upgrade mixed-uses at the existing North Base project area, residential uses at the existing South Base project area, a lodge at the Mid-Mountain Base area, and support facilities within the Homewood Mountain Resort Ski Master Plan area. The project is approved to provide up to 155 tourist accommodation units, 181 residential units and 13 workforce housing units at the North and South Base areas. Boatworks
Currently home to North Tahoe’s only enclosed shopping mall, Boatworks Mall was built in 1978 and locals consider it a public square for Tahoe City. A 2021 proposal seeks to redevelop the 3.8 acre site with an 80 to 85-unit hotel facing Lake Tahoe, with conference facilities, a full-service spa, swimming pools/hot tubs, fitness center and associated amenities, and 31 branded residential condominium units that will be included in the hotel key pool. The project provides 8,000 square feet of commercial retail space fronting North Lake Boulevard, as well as additional retail, restaurant, and café facilities within the resort.
39 North
39°N, formerly known as the Kings Beach Center redevelopment, is a mixed-use project on two sites located in heart of Kings Beach and fronting North Lake Boulevard (between Raccoon and Fox Streets). The project proposes a new hotel, market-rate townhomes, a community-serving restaurant and retail space and community spaces. The project also proposes to enhance an existing public parking lot and bus shelter with EV charging stations, bike parking and maintenance facilities. Separately, the project proposes 74 deed-restricted local workforce housing units at the corner of North Lake Boulevard and Chipmunk Street.

Village at Palisades Specific Plan
The Village at Palisades Tahoe Specific Plan is located within the 4,700-acre Olympic Valley General Plan area in northeastern Placer County. The plan area encompasses a total of approximately 93.33 acres consisting primarily of the 85-acre resort village located at the west end of the Valley within the existing Palisades Ski Resort base area. In addition, an approximately 8.8-acre area referred to as the East Parcel, is located approximately 1.3 miles east of the main village area and 0.3 miles west of the intersection of State Route 89 and Olympic Valley Road, across the street from the Olympic Valley Public Services District offices and fire station.
