Placer County Offers a Former Redevelopment Agency Property for Sale in Kings Beach

An invitation for bids to purchase the real property referred to as the former Swiss Mart property has been released by the Successor Agency, a public entity, overseen by the Placer County Board of Supervisors.

The Swiss Mart property is located at 8793 North Lake Boulevard (State Route 28) in Kings Beach, one of the primary commercial, residential and recreational centers in the Lake Tahoe Basin, less than half a mile from the Kings Beach State Recreation Area, one of the most beautiful and well-known beaches on Lake Tahoe.

The property is approximately 0.3 acres and is in the Kings Beach commercial corridor at the northwest corner of the intersection of North Lake Boulevard and Chipmunk Street.

The Placer County Department of Public Works and Facilities is nearing completion on the Kings Beach Commercial Core Improvement Project--a water quality, beautification and transportation project. The KBCCIP is an award-winning, $50 million initiative designed to create a vibrant, pedestrian-friendly commercial center in the heart of Kings Beach.

“I am very proud of the transformation happening in Kings Beach,” said District 5 Supervisor Jennifer Montgomery. “The sale of the Swiss Mart property is yet another opportunity for community-oriented development benefiting locals and visitors alike."

The property consists of two parcels, with one of the parcels holding an easement for the Kings Beach Gateway Monument. The monument welcomes visitors to the Kings Beach community and celebrates Lake Tahoe’s rich natural wonders and Washoe Indian heritage.

The property is a remediated former gas station. Underground storage tanks and structures have been removed, environmental assessment and remediation performed and regulatory closure received.

The minimum bid for this property is $540,000. No bids will be accepted for less than the minimum bid price.

Prospective bidders will have two opportunities to visit the property, guided by county staff. Attendance is voluntary; bidders do not need to attend to be eligible to submit a bid. Guided site visits are scheduled for April 6 at 1:00 p.m. and April 21 at 10:00 a.m.

The Swiss Mart property is one of four Placer County properties in Kings Beach that will be offered for sale in the coming months by either a sealed bid or a competitive request-for-information process. All four properties are being offered separately, though it may be possible for a developer to combine two or more properties into a single related or compatible project.
